FACEBOOK FOR REALTORS® AND REAL ESTATE AGENTS
Today, let’s chat about Facebook. And, Facebook as a business and social media marketing tool specifically for you and your niche in The Real Estate Community.
Facebook is still a good idea for your online social media marketing efforts. And, we are going to talk all about a number of reasons it is still a good idea to be on Facebook as a Real Estate Agent in 2018.
GET STARTED RIGHT AWAY
I am guessing you probably have a personal Facebook Page already and are familiar with some of the details that go into that end of Facebooking. Yes? If not, I recommend you start there and get yourself going in that direction first. Get a feel for how this social media platform works.
There are a ton of YouTube videos to get you started setting up your pages easily. I have a list at the end of this article to take a look at. So, again, you will need a Facebook Personal Page to start and are able to set up a Business Page after that.... you can't do it the other way around. And, you can't just set up a Business Page alone.

ONWARD WITH YOUR REALTOR® PRESENCE ON FACEBOOK!
There are a number Facebook topics/sections to think about when you want to have a social media presence on Facebook:
We are going to discuss the first 4 topics above today. We will leave Facebook Advertising and Live Video to another time - they can be a bit of a project on their own so we don’t want to overwhelm you right now. Just focus on getting your Personal Page and your Business Page filled out and moving forward with those for now.
NOW, A NOTE ABOUT THAT BUSINESS PAGE
Before you do get started review this important list regarding your social media marketing rules:
1. You need to make sure to confirm your Real Estate rules and regulations/compliance in regards to what you are allowed to put on online and on social media.
2. Also, make note of what Facebook requires - you could run your business from your Personal Page for a while, and some Real Estate Agents do this, but Facebook doesn’t like it. It prefers you keep business posting to your Business Page - so, if you do business from your Personal Page they could close you down if they feel it goes outside their rules.
3. Because Facebook does not want you to post business related stuff from a Personal Page - you need to get a Business Page to post business related stuff. YEP! As I mentioned, So, start off right and create a Business Page.
And, now that Facebook is more of a paying type social media platform in regards to advertising - you can run ads off of your Business Page, which you can not do from your Personal Page.
Ok, now that we got that out of the way let’s move on and talk about developing your Facebook Marketing.
FIRST, LET’S TALK ABOUT YOUR COMMUNITY
You want to build a community and build engagement with people that are interested in the area you work in. For example: Maybe your niche is Mountain Homes or Second Homes or Beach Homes? Or you live in a certain neighborhood or community that has a Facebook following. This is an example of the types of Facebookers that you want to mingle with, engage with, build relationships with. People that are looking to buy or sell a home in your area of expertise or community.
Why it’s important to have a presence on Facebook. When you maintain a presence it shows that you are:
AND, FACEBOOK GROUPS AS PART OF YOUR MARKETING!
So, while FB Groups are just fun - they can also be helpful for business purposes. If you aren’t yet familiar with Facebook groups - there are groups for just about everything - just to name a handful of topics:
I belong to a ton of them as well. Just to name few: Real Estate Related, Facebook Marketing Groups, Social Media Groups, and Groups about my Community. They can be really helpful and fun. There are a couple of rules with Groups, you can’t usually advertise unless it’s allowed by the administrator. And, you can only belong from a Personal Page - them is the rules.
You can still get a lot of business benefits from your Group Involvement:
Be active in the Groups you’ve chosen - maybe choose a handful of Groups and stay consistent in those. Or chose a few Groups to interact with everyday and go through those and engage with members. Of course, you can always bounce around to whichever Groups you like best.
Some suggestions for Chatting it up in those Groups:
As you can see Groups alone are pretty exciting! No where else can you get those!
REACHING YOU ON FACEBOOK - CLIENT MESSAGES
After making contact and engaging with the public - people can reach out to you easily with the message feature right in Facebook. So, they see your info or your ad - and they can quickly contact you. (and you can quickly respond with some good engagement!)
STRATEGIES FOR BUILDING COMMUNITY AND VISIBILITY ON FACEBOOK
YOUR FIRST ENGAGEMENT STRATEGY
So, a good Facebook Engagement Strategy to get your started and connecting with your people is to set a time limit or a number of posts you engage with (or both). You don’t want to spend your whole day on here…. Cause you easily could, right?!
So try this:
A STARTER POSTING STRATEGY
So, what should you talk about when you post on Facebook? Again, it comes back to your subject matter and the content that’s important to your market. Remember what we said in the Groups section above? What are Facebook Group Members talking about or asking questions about?
We also spoke about your keywords in my earlier article on Starting your Marketing, this is a wonderful way to start a list for your posts and keeping in tune with what you are focused on. Revisit that to get a good idea on how to create your own keyword list based on your clients and subject matter.
After you have your list developed - from here you can develop all sorts of posts and content. You can search online for your topic - try to keep your searches to current information.

OFF YA GO! GET STARTED
This will be the big time suck: The Beginning of Creating your Facebook Presence.
It will take a bunch of time to fill out the important areas of your profile and get started posting.
But, once that is taken care of - managing your Business Page won’t be as extensive.
Take care of these Business Page steps first:
This beginning might not result in many leads or sales right away but it will start giving you some good exposure. And, that’s great! Facebook without ads is more about building your brand and validity - as well as helping your SEO rankings online. It’s a really good place to start and build your social media marketing from.
And, now you can work it up to something you are proud to show off:
SHOULD I KEEP DOING MY OWN FACEBOOKING OR HIRE SOMEONE?
It’s really important to be part of your Facebook Marketing for Engaging, Building Relationships and essential Brand Awareness. But, I don’t think you have to do all your own posting. I don’t see why you couldn’t get some help to post for you during the week.
Plus, you are also able to schedule your Facebook Business Page posts - so don’t think you need to write and post every day. It’s easy to schedule right from Facebook! **Another bonus to having a Facebook Business Page - ya can’t schedule in your Personal Page.**
A BRIEF BIT ON FACEBOOK ADVERTISING
Facebook does require you pay for advertising. But, even though you’ll need to pay for advertising instead of getting the ol’ organic reach that used to be more readily available - it’s advertising and it’s inexpensive advertising. While you are familiar with radio, newspaper and TV paid advertising that hits the general public, Facebook Advertising allows you to target the people that are actually interested in your services! It’s a new breed of advertising. It’s a good thing!
You can even retarget advertise to potential clients or people that were warm and then for whatever reason, cooled off. Maybe from your website or someone that tuned in to what you had to say on Facebook in the past, but for whatever reason, didn’t move forward. You can go back and remind them about you and how they might want to use your services some day - what you have to offer them when they are ready. How cool is that?!
Maybe we’ll talk about Facebook Advertising more in the future. For now focus on the topics we talked about today. This will give you plenty to do to get started. :)

SO WHAT DO INSTAGRAMERS USE THIS PLATFORM FOR, ANYWAY?! (and this is not just a platform for the kidos!)
Some people call it the simplified version of Facebook. And, Facebook does own and run Instagram…. So you can connect the two for more followers, quicker and easier than just having them as separate accounts.
But, what do I need this Instagram thing for?!
You can use Instagram for many things:
We got there! Instagram has a lot to offer, but we are just going to talk about this last one really. Instagram for Your Real Estate Business. Awesome!
Instagram, like a number of other social media platforms, is a great way to engage and connect with prospects and clientele. And, this, I want to mention, is a unique way to market. The only way you could get in front of people in the past, was to go to them. Either with a Mailer or Newspaper Advertisement. Or maybe paying for a Bus Seat Sign or maybe a Billboard.
While these are all great and can still be great today - Social Media is a totally new bird. Social Media is where you can mingle with clientele and prospects and get to know what they want and how you can help them.
Now you have the opportunity to engage with more people at once in larger numbers. It’s not completely one on one anymore. And, it’s not in a vacuum anymore. You can reach right out and connect with your network of interested people. Chat and communicate with them personally!
And, people are looking for Local and Destination Realtors and Agents they can trust and that have good information… that agent can be you!!

NOW THAT YOU’VE SIGNED UP!
Here are some tips for you after you’ve got your awesome new Real Estate Business Instagram Account Page started!! Woo hoo!!
First, you want to tell the story around what you have to offer home buyers and sellers.
A helpful idea is to write a list of what you prospects and clients want to know. What you want to share with them. Here are some ideas to get you started:

I have included an easy checklist printable at the end of this article. It’s a handy size that you can keep with your tablet or even fold it up and keep it in your wallet for reference on the go!
PRINTABLE INSTAGRAM CHECKLIST
HASHTAGS(#) - THE HOW TO LIST
Hashtags can be strategically used to promote you and your business. Hashtags(#) also let you connect with other people in your industry!
**You might also need to check on your compliance regulations to make sure they properly conform to what is allowed as a Realtor in your community and at your Brokerage.**
1. The hashtags to choose from are vast! But, don’t jump on hashtags that are super saturated. Choose some that are more middle of the road… with many followers, but not the most followers.
Here are some examples: #realtormiami #miamiliving #miamibeach #miamidreams. Now, make sure these aren’t too saturated at the time that you post. They always have the potential to acquire a huge following. But, you want to consider listing some hashtags with a smaller following and posting to gain your reach easier to interested parties of that topic.
2. You want to use hashtags that relate to your business, not just popular ones that mean nothing to you or your topic just because it’s a hip tag.
3. Remember that keyword list we worked up from the last post: Social Media… (link). This is a great start for this purpose, too! I told you a keyword list would be helpful for so many reasons!
4. Use more than a couple of hashtags in your post. The current suggestion is 11 - to pull in a wide variety of people looking for your Real Estate information and Houses in your area. Mix up the placement of your hashtag list. Put a few hashtags in your post and then put the rest in the comment section - right away after you put up your post. Sometimes include all the hashtags you’re going to use, right in the post. Try different stuff to see what you like and how nice it looks.
NOW...SOME INSTAGRAM TIPS & SUGGESTIONS
With Instagram, you can still reach your network organically! While a number of platforms are going mostly with ads to get your reach out to your community - Instagram still makes it easy to build and promote to people that are interested in what you have to offer!
1. Include Videos - People love video and stories - so, give people what they want. And, it’s just fun and cool - so, it’s a opportunity to have fun marketing and share your business and houses in an eye catching way. People love it!
2. Remember to Include Sound - so you can speak to your audience and help guide them to the information they are looking for! Or if you have an open house - include some info in there!
3. Incorporate a Common Themed - Color to help tie your story together and encourage you to stand out!
4. Fully fill out your Realtor Bio Section. Make sure to also add in your Real Estate or Agent Job title and the location where you work. This is important to include as a Realtor to stay within your rules of compliance.
5. Add in a Call To Action to your Bio Section. You only have so many characters - so make ‘em count! Add in a CTA in your Bio Section and to your Instagram Posts once in a while, too! Include a good description and links to follow up to your web page or contact you for more information.
After you have your Instagram Bio Section filled out - you can always change it up when you want to feature something on a specific day or if you want to talk about something happening in your business with a link to show it off.
6. Write Fun Captions - But, make sure they are helpful and relevant - you want people to be interested!
• Include the Title of your Post in the Top of the Caption.
• Separate your Lines with an Emoji or Star for Example - to keep everything from piling up!

7. Reaching Out - Consider Including people you want to reach out to in your Instagram posts with the “@”symbol. When you include this symbol before the other person’s Instagram handle - this will reach out to them and they will get a notification that you mentioned them. Only do this when it’s real and not just to spam people - especially if you don’t know them.
But, for example, it can be great if you are watching out for houses for sale for a particular client. You can just tag them when something they might like comes up and they will get a notice to see the house they have always wanted! (again, make sure you know your particular compliance rules for this type of marketing)
SO, THERE YOU HAVE IT….
There are plenty of other ideas and topics we can talk about when it comes to Instagram and reaching your target market. We haven’t even talked about being consistent or sharing what others are saying about you!

START WITH YOUR BUSINESS KEYWORD LIST
You are going to build your social media based around Real Estate topics in your area and as a guide for your clientele. What do your clientele talk about and what do they ask you questions about?
It's helpful to know what you want to write about in a consistent basis. It's key to have your list narrowed down to your niche so you can target exactly who will be interested in what you have to say.
Stuff like that. You can use these keywords to build your marketing content off of later!
GO WITH YOUR TWO FAVORITE PLATFORMS & MOVE ON!
The best social media platforms for Realtors are:
Remember your blog and email marketing to tie these all together!
Start with Facebook - it’s has the most followers and you are likely to find your clientele socializing on there. Consider boosting your posts or creating ads to really get more traffic!
Pick the next one - if you know how to use one of the social media platforms, start there and build your community. After you’ve engaged on this platform for a while, decide if it’s working out. If not, move on to a different platform and see if it’s the right fit!
On your Social Media Platforms I recommend you socialize, engage, network every day.
EASILY DEVELOP YOUR SOCIAL MEDIA CONTENT CALENDAR
Your social media calendar can help you stay organized and on top of your posting (and sanity). It can really help you pull your content ideas together and act as a checklist to keep you in line with your schedule. Staying consistent is what your clientele wants and expects from a Real Estate expert! Your calendar will help with that!
First, decide how often your going to post.
For blogging, I suggest once a week.
You can use a software app for this too - or maybe you can just start off with Google Calendar.
Plug in all your ideas and plans - add in some reminders, too.
Or I like to use a spreadsheet and keep track of what I talked about or need to write up in the future.
And, you have your first Social Media Marketing Calendar!
From here you can start adjusting and tweaking areas that aren’t working or elaborating on the areas that are.
WRITING POSTS FROM KEYWORDS - DEVELOPING YOUR SOCIAL MEDIA CONTENT
After you have your keywords and calendar set up, I recommend pulling together your Keywords and Phrase List from above and use this list to write from these keyword ideas that you put together. Make sense?
You can create Blog Posts about the topics you come up with around your keywords. You can write about these topics for a month at a time.
You can use these topics as headers for Social Media Platforms like Facebook and Twitter.
Keywords are great to add in to your content. They are really helpful to build your theme, topics and content around. Keyword are useful to avoid the white page stare.... when you don't know what the heck to write - your keywords can give you a boost on starting!
But a little note when you write your blogging content... don't just stuff your posts with the keywords you came up with. It's tacky and unhelpful - Google doesn't like and and neither will your readers.
AHH... THE BEAUTIFUL PHOTOS (and consider video!)
Take a lot of photos! A Lot of times this is what your fans come for. The beautiful Real Estate Photos. Or great photos of your area that you are selling in!
Great photos are the backbone of great posting on Social Media.
Photos draw people in and get more results than posts without photos.
If you don't have a lot of photos to draw from - it will be tougher to post engaging work.
Make sure to tuck them into everything you write about!

AND REMEMBER THE CALL TO ACTION AT END OF POSTS
What is a "Call to Action"??
Your Call to Action is the part of your content that reminds your clientele what to do after they read what you have to say.
It alerts them to respond through an action:
Generally, it's used at the end - but you can sprinkle it throughout your posts as you see fit. Sometimes you need to try different tactics and see which one your home buyers or sellers will respond to the best.
SCHEDULE YOUR POSTS FOR EASIER LIVING!
You are going to be busy. Heck, you're already busy! And, one reason you don't have posts up already is because.... you need to post them. So, get yourself an app to schedule to your favorite Social Media Platform(s) and stop worrying about it!
The schedulers will post it for you and you can continue doing your other daily duties! While the schedulers won't do the writing for you (you can hire someone... just sayin'), the scheduling apps will log everything you put into them and distribute them to whichever platform you choose and when.
AND LASTLY - REMEMBER TO ENGAGE & FOLLOW UP!
You can’t schedule this. Again, you can hire someone to take care of this for you, but it is best if it comes from you. Maybe you think this is the fun part - this is where you help your new buyers and sellers personally. Here’s where you answer questions and reach out to build a relationship with people that need your services.
You are the Real Estate Agent and they should hear from you in your voice!

Social Media Marketing is an essential part of a good small business marketing plan. Knocking on doors takes time, too. Think of Social Media Marketing like knocking on virtual doors! It’s the modern version of spreading your word and sharing your expertise.

8 Benefits to Building an Email List
The importance of a mailing list. You're list is yours. If everything else tanks for whatever reason
- you still own your mailing list!
1. With all the marketing avenues available today for promoting your work and collecting leads - Email newsletters and communicating with your email list - often outperforms the other areas of marketing.
2. If you don't build a list you're leaving leads on the Real Estate table for someone else. If you don't build a list you're leaving a community of home owners and buyers without the information they could use.
3. Email generates enormous amounts of interested traffic to your website and landing pages.
Email is the place where you can share the specifics that your clientele might not be able to find other places. For example: if you focus on local information that can only be geared towards a certain group.
4. An email list is your audience and who is interested in what you have to offer. They are a warm lead.
5. Email is still at the top of the list for communication. Think about your in box and what you acquire that you enjoy reading. We bought a house 6 months ago - still love reading my Realtor's Newsletter and getting updates about the area. I also get a newsletter from a Realtor in my area that I never even bought a house from, with lots of great info. You know lots of great stuff - share it with your interest community.
6. No matter where your search rankings go on certain search engines - you still have a list of people that are interested and you can promote to!
7. It's a great way to build a relationship. Your information doesn't just appear and "whoosh" it's gone. You're information is something they want to receive and it comes right to them! They can take the time they need to read it - when they want to read it.
8. How about some stats: Facebook - you reach about 1-2% of your Fans, Twitter is small too. But after email gets filtered and some lost to spam almost 80% of your email messages are delivered!
The Importance of an email list is nothing to shake a stick at.

SO...... VOIYOO. VOIYOO? WHO? WHAT?
How the heck do you pronounce that?
It means YOU plural - in Italian
You pronounce it like "Boy": Voy
YOU in English - phonetically: You
[yoo; unstressed yoo, yuh]
It's a play on words!
When you are coming up with a name for your business in this modern day, it's not easy. The process for naming your business has certainly changed.
Years ago a lot of people would base their name on how it would appear in the Yellow Pages... what ever the heck those are. Ha! The listings were alphabetical. AAA Marketing would come at the beginning.
I've had a number of businesses and it's never been so tough to come up with a name. A couple of times I just used my name. And, once I used my street name that I lived on. But, now, so many names and words are just taken.
You really need to review Facebook, Instagram, YouTube, Twitter and Web URL's before you can narrow it down. And, a lot of times names are taken and being parked in order to sell them later. Or they are just sitting there abandoned. It's weird really. Those names are just in a waste land when someone else could be using them nicely.
And, if you're mostly a local type of business, like Home Service Professionals tend to be, you still have to search the globe. Because when people come looking for you online, like they do, you don't want to get lost or compete with the other "Acme Painting" Biz.
Italian Plural You and Playing Around With English You
SO MUCH RESEARCH
So, how in the heck to you come up with a business name these days?
I'll tell ya I went through a lot of research before I came up with VOIYOO. It was this or Purple Sock Drawer Marketing. Yep, not kidding. And, if you're thinking Purple Sock Drawer is awesome... grab it now. Cuz it might be gone by the time you're done reading this article.
I did consider YouYouSocial, Or Focus Social. Loved both of these. Gone.
I spent a good bit of time doing the research and thinking about how Google game up with that silly name? Or Yahoo. Amazon. Twitter??
Thinking: "I can certainly be more loose with what I call my business."
And, that's when I started to get a little more creative. A little more playful even. And, I ventured into different languages for fun. Why not incorporate... well... really whatever I could piece together to make a name already!!
(I wanted to spend time working, not researching a business name.)
This alone could probably be an add on specialty for a marketing business.
"Let me help you name your business"!
Still messing around. And, now remember, I had 2 other business names that I really liked: YouYou Social and Focus Marketing. And, when I started to play around more I thought, hmmm.... I really like YouYou Social. Because that's what this biz is all about right? You. My customer. Your client. Your audience. You!
You are who I want to help.
You and your clients are the people that matter!
You are the reason we are all here.
You are the ones we want to serve.
You are important!
What if I messed around some more and did more of a play on words? And, I found the Italian plural version of you is Voi and I meshed that with the American phonetic version of You.
Yes, I think that could work. YouYou right? And, so, there you have it! Voi Yoo!
I think it's still growing on me more every time I say it.
It's not just Jennifer's Marketing. It's not Golden Marketing or Florida Marketing Services. It's unique. It's unusual. It's even interesting! Hell, my business name has it's own story!!
And, now I love Voiyoo....
WHAT'S THE NAME OF YOUR BUSINESS?
So, I was happy with my fun new business name.
Then you start telling people who you are and the great offers you have to make their lives easier.
And, you get back... "How do you pronounce your name?" and "What does that mean?"
Then you think, well...maybe I should make it more.... simple?? (insert "blah" here)
Maybe 1 year in I should change everything!! My... everything. Banners, biz cards, omg website and social media platforms.
Then I did a little research... again with the research! And came across this:

After reading this, I decided to stick with Voiyoo. Whew! And, I started to think it was pretty cool even. Which is just dorky in itself, right? But, who cares. I moved on and now I enjoy my business name.
And, I enjoy telling people the story of how I named my business. And, I think they enjoy hearing it.... as long as I make it quick!
It helps keep me in people's minds... At least until the end of the conversation or networking meeting! 😄
